Frank & Sherri's 2025 Shared Housing Impact Report

1000 Homes. 1 Big Vision. Real Estate That Changes Lives.

*We're already halfway there. Join us and help reach 1000.

A Note From Us

Dear Friends, Supporters & Fellow World Changers

As we wrapped up 2025, we felt two things at once: deep gratitude — and a whole lot of fire. 🔥

This year, we housed more than 200 people across our Seattle homes — and our students housed hundreds more all across the country. We opened a brand-new home built just for mothers and their children — purchased at the end of 2025 and extensively remodeled — complete with a classroom where we can teach financial literacy and job skills. And our government contracts were renewed, a direct result of the outcomes our residents are achieving.

And now? We're inviting you into what's next. If you've ever wanted to create your own shared housing business — backed by government contracts and a purpose-driven community — this is your moment.

National leaders in shared recovery housing and founders of Kate's House Foundation®. We're not theorists — we're operators who teach. Every lesson in our education comes from homes we still run ourselves: the same residents, the same contracts, the same day-to-day. Our journey into teaching this model began after a Hall of Fame Award in 2016 from Robert Kiyosaki's education arm lit a fire in us to help others use real estate not just to build wealth, but to change lives.

More than ten years ago, we saw a crisis: housing for people in recovery, veterans, and adults aging out of foster care was unregulated and often unsafe. So we did something radical — we invested our own retirement into buying single-family homes in Seattle and built a better way, because we believe no one is disposable. Today we house people ages 20–70 in safe, stable, beautiful homes — and our model is being replicated nationwide.

Since 2015, we've helped house more than 1,000 people and trained thousands of housing providers, nonprofit leaders, and entrepreneurs. In 2025, our work earned a 4-star rating and 98% score from Charity Navigator and a Platinum Seal of Transparency from Candid (formerly GuideStar) — placing Kate's House Foundation in the top tier of 1.8 million U.S. nonprofits.

The Investment Model

One House. 8 Beds. 8 Payments.

Each four-bedroom home is shared housing — two residents per room. That's eight lives changed, and eight streams of income, under a single roof.

We're funded by state and federal programs, courts, hospitals, and other agencies who provide support while we provide exceptional housing — paid by the bed. It's a model built on dignity and stability, and it's the same blueprint our students are replicating in 300 homes across the country.

Published Research

The Data Is In — Recovery Housing Works

This year brought a milestone we're especially proud of.

Our co-founder, Sherri Candelario, Ph.D., completed and published a two-year study of our homes: Recovery Housing Works: Outcomes from Kate's House Housing Model with Justice-Involved Communities. It followed 154 residents across seven of our recovery homes — every one of them justice-involved at intake — measured with the validated REC-CAP (ARMS) assessment at intake, 45 days, and 90 days.

154
residents studied across 7 homes
181

94%

Here's what makes it rare: almost every recovery-housing study blends many different operators with different rules. Ours didn't. This was one foundation, seven homes, one set of rules — with house leaders who are graduates of our own program, and data gathered by the same trained team across every home. That consistency is exactly what makes the findings so strong.

And the meaning runs deeper than the numbers. Every person in the study was justice-involved — for many, the alternative to staying with us was a return to jail or prison. Because our model is non-punitive — no vote-outs, and relapse met with help, not punishment — residents stayed longer, built real community, and kept rebuilding their lives. Months in a safe home instead of months behind bars. That's the evidence behind everything we believe: no one is disposable.

Our Biggest Win of 2025

Introducing Kate's Blue House

Kate's Blue House, a recovery home for mothers and their children
House #8

A new home for mothers reuniting with their children

We purchased Kate's Blue House and immediately received grant funding from WAQRR to bring it to life. It's the eighth home for Kate's House Foundation® — accredited housing created just for mothers and their children, a safe place where families can heal and rebuild together. The home carries our Level II MAT accreditation and is recognized by Washington State's Department of Children, Youth & Families. It even includes a classroom, where mothers can build financial literacy and job skills for the road ahead.

This home represents everything we believe in.

Home Study Heroes

Heroes Come to Seattle

More than three dozen students joined us in Seattle this summer for an exclusive tour of our Kate's House Foundation homes.

Available only to Home Study Heroes students, this bonus gave attendees a rare behind-the-scenes look at our accredited housing model, government-funded programs, and day-to-day operations. Students toured multiple homes, met our leadership team, networked with operators from across the country, and left with strategies they could apply immediately in their own communities.

Several students are now partnering with counselors and service providers — creating integrated support systems that improve resident outcomes while opening doors to enhanced reimbursement through Medicaid and other funding.

What started as a simple shared housing model has evolved into a growing movement of entrepreneurs, nonprofits, and recovery advocates creating sustainable housing solutions while changing lives.

More than three dozen Home Study Heroes traveled from across the United States to Seattle for this exclusive behind-the-scenes tour — exploring accredited Level II MAT homes, learning how government contracts and grant funding sustain operations, and discovering new ways to expand services through partnerships with counselors, healthcare providers, and Medicaid-funded programs.

The Model in Motion Launching new recovery housing across the country

Sometimes a life just needs a launchpad.

Some Take Off Like a Rocket 🚀

Here's what a housing model you can actually walk through does: it changes people. Step inside one of our homes, meet the residents face to face, and "a program" suddenly becomes dignity, recovery, and second chances in real life.

For some, that moment is a launchpad. They don't just believe the model can work — they go home and build it. They take off like a rocket. That's the housing model we created: shared homes, real support, and a community that lifts people up — for the residents rebuilding their lives, and for the World Changers who walk through our homes and launch their own.

Community Partners

More Than a Roof — A Full Pantry, Too

Housing is where it starts — but a stable life needs a full pantry, too.

We're grateful to partner with Interaction Transition, who helps keep our homes stocked with groceries and staples. On average, they provide food valued at about $3,500 a month across our eight homes — supplementing what our residents buy for themselves, so good food is one less thing to worry about while they rebuild.

AI-Powered Growth

Meet KateBot 🤖

We introduced KateBot, our AI-powered housing assistant, which helps new clients apply for housing — including homes created by our students across the U.S.

We also put AI to work as our business partner and taught a class on this powerful new tool. Heck yes — we turned up the volume with viral social media shares.

Learn the Model

Want to Build a Home of Your Own?

You've seen what's possible. Here's how you start.

Our Home Study Heroes program walks you through everything we've learned in a decade of this work — a complete path that takes you from idea to open doors. It's how housing providers across the country have created roughly 300 homes of their own, and it's the very same model behind every Kate's House Foundation® home.

New this year — a mini convention.
We're planning to include a spot at our very first mini convention with every Home Study enrollment — a chance to gather in person, learn shoulder-to-shoulder, and connect with fellow World Changers who are building homes too. The details are still coming together, and we can't wait to share them with you.
