A Note From Us

Dear Friends, Supporters & Fellow World Changers

2024 was a year of steady, stubborn hope — the kind that shows up, does the work, and refuses to believe anyone is beyond a second chance.

This year, Kate's House Foundation® housed more than 200 people across our Seattle homes, and our students housed hundreds more all across the country. We opened a brand-new ADA-accessible home for disabled veterans near the VA hospital, so service members who need accessible housing and care have a safe place to call home. All seven of our homes were accredited for the seventh year by WAQRR as Level II MAT residences — and our government contracts were renewed, a direct result of the outcomes our residents are achieving.

What follows is a look back at the year — the milestones, the people, and the moments that reminded us exactly why we do this.

Frank and Sherri Candelario didn't stumble into recovery housing — they walked into it with open eyes and full hearts. With backgrounds in international marketing and in biotech law and science, they'd spent their careers solving problems at a global scale. But on their daily walks through downtown Seattle, the contrast between a booming tech economy and a growing number of people without safe housing was impossible to ignore. When someone they loved needed a recovery home, the mission got personal.

What they found was a broken system — unregulated, unaccredited, and often unsafe. So they did something radical: they invested their own retirement into buying single-family homes in safe, stable Seattle neighborhoods and built a better way — beautiful, furnished shared homes for veterans, people in recovery, justice-involved individuals, adults aging out of foster care, and people with disabilities. Not institutions — homes. Because we believe no one is disposable.

Since 2015, we've helped house more than 1,000 people and trained thousands of housing providers, nonprofit leaders, and everyday people across the country — proving that private real estate can create housing that is compassionate, dignified, and built to last.

We launched a fully ADA-accessible home for disabled veterans, and we're proud to house service members who need accessible housing and services from the nearby VA hospital. Every one of our seven homes earned Level II WAQRR accreditation for the seventh consecutive year — and because our residents keep achieving real outcomes, our government contracts were renewed.

Our Biggest Heart of 2024

Honoring Donna — A Veteran's Legacy

A Home for Heroes

Eight veterans have a safe place to call home

Every so often, someone comes along who forever changes the work we do. Donna McDermott was one of those people. A veteran herself, Donna provided the down payment that helped us acquire a Seattle home for disabled veterans. The former adult family residence took nine months of renovations to make it fully wheelchair- and walker-accessible. Because of her generosity, eight veterans now have a safe, stable, dignified place to heal.

Though she lived in Florida, Donna became part of our extended family — trading videos and forming close friendships with residents, including a 71-year-old Vietnam vet. Donna passed away this year from cancer linked to her combat exposure. Her legacy lives on in every veteran who now has a place to call home.

Community & Learning

5th Annual Seattle Bus Tour & Symposium

Three unforgettable days of learning, touring, and celebrating the mission.

We gathered at the Sea-Tac Marriott, shared catered meals (chocolate fountain included), and boarded buses for an inspiring tour of our Kate's House Foundation® homes — meeting our team along the way. World Changers from across the country learned from top speakers in legal, accounting, real estate, medical, management, and operations, and we closed with a Hall of Fame celebration honoring students building homes of their own.

From Recovery to Giving Back

Our Residents Give Back, Too

Our residents aren't just receiving help — they're giving it, too.

From delivering Thanksgiving food baskets to hundreds of families, to winter coat drives, painting fences for neighbors, and speaking across the state, our residents are living proof that recovery and community leadership go hand in hand.

Through volunteer work and outreach, they help provide:

  • Monthly hygiene kits for men and women
  • Annual school supplies for children
  • Thanksgiving & Christmas meal distribution
  • Partnerships with 4 local food banks + Hunger Relief 4.0
  • ORCA public transit cards (based on qualification)
  • Winter clothing and coat drives
  • Clothing vouchers and Amazon/Walmart grants (as available)
  • $200 workwear grants from Whistle Worker Wear
  • Help furnishing apartments when residents move to independence
  • Free cell phones with one month of service
  • College enrollment support and funding help
  • Employment connections through WorkSource & MID Hires

Our team continually networks with community providers, making sure every resident has access to what they need — delivered with dignity, professionalism, and heart. Our homes don't just create stability — they launch leaders.

Honors & Media

The Work Is Being Seen

This year the impact earned real recognition. Sherri was nominated for the University of Washington School of Medicine Alumni Humanitarian Award, and Frank and Sherri were nominated for the SAMHSA STAR (Trailblazers in Advancing Recovery) Awards.

We don't do it for awards — but it's powerful to know the work is being seen.

Frank and Sherri were also featured on The Real Estate Guys Radio, sharing how accredited shared housing builds lasting community and legacy. And we announced our own new podcast — The Shared Housing Show with Frank and Sherri — to share real-world strategies, personal stories, and expert insight on building impact through accredited shared housing.

There's a lot of bad news — but we have good news. Watch our story.
