Most real estate courses promise “passive income.” We teach you how to build a real business that houses people with dignity and typically generates about double the cash flow of a traditional single-family rental — using a shared housing model successfully operating in all 50 states.
Since 2015, we’ve housed more than 1,000 people through Kate’s House Foundation® — including veterans, people in recovery, foster adults, and individuals reentering society.
Our shared housing model has now been replicated in all 50 states by students following our system.
Kate’s House Foundation earned a 98% Charity Navigator rating, a 4-Star Ranking, and the Platinum Seal of Transparency from Candid (Guidestar).
One single-family home. Six to eight adults who need stability. Clear house rules, support from outside agencies, and a business model that can create stronger cash flow than a traditional rental while housing people with dignity.
In this model, you own or control a single-family home in a solid neighborhood. Instead of renting it to one family on a long lease, you operate it as structured shared housing for adults in recovery, veterans, foster adults, or justice-involved individuals who are ready for change.
A typical home has 4 bedrooms and 6–8 residents. Bedrooms are shared for accountability and affordability — which is standard practice in quality recovery housing. Residents agree to house rules, curfews, drug-free expectations, and participation in their own recovery or reentry plan.
You provide a safe, beautiful, fully furnished home and consistent structure. Referral partners — like courts, treatment centers, hospitals, and case managers — provide services and often fund program or bed rates.
In this short video, we walk you through what shared housing looks like in real homes — how residents live, how agencies partner with you, and where the cash flow actually comes from.
This short video gives you a high-level walkthrough of the shared housing model and how the Home Study Heroes program fits in.
We’ve trained thousands of students across the U.S. who are now running shared homes for veterans, people in recovery, foster adults, and justice-involved individuals. Here are a few of their experiences using this model.
“We went from having a heart to help people in recovery to opening our first shared home in less than a year. Frank and Sherri’s system gave us the forms, scripts, and confidence to talk with courts and referral partners the right way.”
“I’d taken other real estate courses, but none of them showed the day-to-day reality of serving people coming out of treatment and the justice system. This program walked me through how to choose the right house, set expectations, and stay funded.”
“The biggest shift was realizing this isn’t a ‘get rich quick’ thing — it’s a real business that can support my retirement while housing people with dignity. Having Frank as a broker and Sherri as a recovery expert in my corner made all the difference.”
For over a decade, Frank and Sherri have built more than homes — they’ve built a national model for accredited shared housing that brings dignity, recovery,
and opportunity to thousands.
In this video, you'll hear their powerful mission firsthand — and why their proven housing model
is transforming communities, creating generational wealth, and earning government trust nationwide.
